Some Homes Speak for Themselves

3425 Lakeshore Drive, Tallahassee, FL 32312 is one of those homes. Every detail has been addressed and appointed in this home that was remodeled by one of Tallahassee’s premier builders, Jeff Drake. Jeff had a vision for this home, it’s spaces, it’s architecture and it’s bones. Enhancements and upgrades are tasteful and modern. This home is a rare find in the Lakeshore Drive homes area.

There are 10 Qualities that stand out about this 3425 Lakeshore Drive home for sale:

  1. It’s curb appeal and location.  The 1.36 acre corner lot (Lakeshore and Sharer Road) is high and dry. Painted white brick home is approachable by a circular drive and surrounded by Spanish moss draped oaks that depict it’s full Southern charm and invite people inside.
  2. It’s Size. 2660 sq.ft. of living spaces and large bedrooms. As with most homes of this era, living spaces are designed for large families.
  3. The Gourmet Kitchen – Remodeled with beautiful Cherry Cabinetry, Granite countertops and backsplash, stainless appliances. It is open to a big, bright breakfast area and is the hub of this home. Family and friends will want to gather here!
  4. Luxurious remodeled Bathrooms – a signature upgrade for Jeff Drake homes. Furniture style cabinets. Modern appointments such as glass and terrazzo tile, glass and granite countertops. Dual Shower heads in a walk-in shower in the Master bedroom
  5. Gleaming Oak Hardwood Floors – They glisten and they look timeless. They enhance any furniture and wall colors throughout the home.
  6. Big Bedrooms – New home construction today rarely emphasizes bedroom size. This home has very large bedrooms, a thing of the past for sure.
  7. Ample Closet Space – Large families need storage space and this home has big bedroom, linen, pantry and storage closets.
  8. Outdoor living spaces. The front porch is large enough for a table and chairs, and is covered for comfort. The rear covered porch areas and open patio are huge and will accommodate many seating arrangements or can be cleared for small kids with riding toys! The yard is partially fenced for little two or four legged family members!
  9. Newer systems – Newer energy efficient heat and air systems, plumbing updates, electrical and lighting updates throughout.
  10. A nearly new architectural shingled roof. This home is build to last! Low maintenance too!

So if you want to be close to in-town activities, need access to I-10 or larger roadways, yet prefer peaceful, quiet living, this is a home to consider. Older does sometimes mean better!

Looking for Student Housing?

Florida State University, Ruby Diamond, WestcottTallahassee has great homes near Florida State University for sale and ready to occupy for the fall of 2011! Tired of looking at rentals? Rental prices are at a premium and time is running out for the arrival of the students to Tallahassee, FL.

I spent the last week looking for homes for families that prefer detached single family homes for their FSU students. Students often want larger spaces than apartments, dorms or rooming houses. Some students desire homes in quiet Tallahassee neighborhoods surrounding Tallahassee’s college town, midtown or even downtown areas. Roommates are fairly easy to find around the campus of Florida State University as students prepare for their arrival. Many have rooming plans that did not quite work out during enrollment, and there is a need for students to acquire housing. Roommate ads can be found on FSU’s student blackboards and posted around campus billboards.

Currently… here is a list of 101 homes for sale between $80,000 and $120,000 near FSU in Tallahassee. These are 32301, 32302, and 32303 zip codes. Want to search more specifically? Want to narrow your search by bedrooms, baths, neighborhoods, price and more? A little gem of a listing is still on the market, just waiting for a parent of a student. Great home, neat, clean, new carpet, paint,appliances.. it’s amazing!  It’s near Florida State University and Tallahassee Community College,… and here’s a little about the home’s investment potential. (not to mention the fabulous peace of mind you could have!)

People! Let me break down a “Win-Win” for parents looking to send their kid to college and who think they want to purchase a home… or worse yet,.. rent for four years.

Option 1

Sales Price: $115,000

20% Down and a payment of $720/month Principle, Interest, Taxes and Insurance.

So,.. You don’t have 20% Down…   Option 2:

Let’s go FHA, 3.5% Down

3.5% down and a payment of $900 month

3 kids, $350/month Rent

Profit: $150/month  – There’s the cable TV/Internet.

I love my job…. now someone needs to think like I think and we can celebrate you making money when it closes!  No loud music, no dirty laundry, no late night TV,.. their really in a great place… away from home!

Here’s the amazing house I am talking about 2108 Bullocks Run,.. and here’s another (should get $450/month for this one,..) at 2107 Old Bainbridge – even closer to FSU.

Being a Realtor in the Tallahassee, FL area, a photography amateur, a live=long resident and history buff, I’ve always had a fascination for gates. Especially old gates. Tallahassee dates back to the Spanish settler days, could that be where the trend to have stone walls, and gated entrances originated? I’m not sure and should probably do a little digging to find out. None-the-less, I am still intrigued by gates, fences, at least the unique ones.

I’ve decided to post a few of these pictures I’ve been collecting along the way in “The Gates of Tallahassee Series.”

One of the first ones I wanted to post was in Los Robles. An historic community in the heart of Tallahassee. The very name sounds old, and it means “The Oaks.” One drive through there, and you will see those stately oaks and the historic homes carefully placed under their century year old branches. This gate impressed me, not for it’s size, it looked to be a mere 5′ tall at best, but because of the archways, the peep hole and iron hinges on the wooden slat door. It certainly fits the Spanish influenced neighborhood of Los Robles.

For your personal inventory list of historic homes for sale in the Los Robles area or other Tallahassee, Florida areas, please feel free to Search for homes using our property search utility.

Not All Million Dollar homes are alike!

When I heard of the price tag on Osama BinLaden’s home or hideout, whichever it was, I was grateful for the safe, secure and beautiful locations and designs of million dollar home in the United States!

Housing prices are at a 40 year lows, there’s a pretty good chance you will get much more for your money right here in the wonderful ole’ USA!  Tallahassee has gorgeous luxury homes, many with designer features, showing like model homes straight from a showcase floor. None that I know of have mattresses scattered on concrete floors with rubbish and week old food lying around.

Yards of most million dollar homes in Tallahassee, FL are well planned and professionally landscaped, void of any concrete walls and burning trash  piles.  While some of these million dollar homes are in gated communities, none that I am aware of, are surrounded by armed guards.

Best of all, most of these million dollar homes were built with love, and house families who enjoy the freedoms of enjoyment and the ability to move back and forth, in and around the community of  Tallahassee, Florida without fear for their safety. Tallahassee citizens are thankful to the armed forces that protect our country, for those who have made the ultimate sacrifice for our freedom, for the local civil service employees who protect our city, and to be a part of the pride of it’s citizens.

Today’s the first day in about 6 weeks that I have not held an open house in Tallahassee. Partly it’s because I’m procrastinating and need to work on my taxes before the drop-deal deadline tomorrow, and partly because I needed a break. As I am preparing for next weekend’s open houses, I had a few thoughts to share on them. Preparing for open houses is time consuming and expensive. With the internet, the success of live bodies in open houses is not what it used to be.

How does your Realtor prepare for an open house?

Realtors have had to get very creative in promoting open houses. Traditional means of signs and flyers are just not enough in today’s world. Postcards and print advertising are expensive and less productive than ever. Realtors have largely turned to the  Internet to reach more people and to exposure your listing to many more people than ever before. Conversations generated around social media postings, special events are proving to bring buyers to homes and to cause people to inquire about homes than ever before. Because people do search for homes on the Internet, why not offer them every opportunity to find out about your open house on the Internet as well. Advance notice of live virtual tours during open houses are helpful. Signs are also certainly helpful, and placing them out a few days in advance to generate local passer-bys. (IF your community allows that!) (more…)
