CuisinartIt came to me this morning, after yet another failed attempted to revive the third expensive Cuisinart coffee maker I have owned.  Three days now without coffee may have something to do with the cynical tone of today’s post. I was thinking, like coffee makers, the most expensive home features are really not always the best.  Right now,.. I’m digging through the garage for the old Mr. Coffee, you know the one with the brittle glass carafe and yes, I think it’s plain ole white, not the shiny stainless mirage of a coffee maker now disgracing my kitchen counter.

New home features change with time. Trends in decorating, in design influenced by “the Jones’s” in other countries, in other parts of the nation or even down the street wind up in designer showcases and showroom floors and eventually on the walls, ceilings and floors of most new construction or remodeled homes. But are they the “best” features? Are they as good as the “old” features?  That is something that is debatable.

Last month I closed a house with a circa 1980’s sub zero refrigerator. Wood panels to match the maple cabinets and all, however it was broken, however, did it have value to the buyer? Well, after an examination by the only man in Tallahassee who word on Sub-Zero appliances, it was determined that these “relics” are less expensive to repair, and more reliable than it’s newer counterparts now filled with plastic parts, with motors made of parts surely designed for limited lives and to keep the manufacturers in perpetual business. surprisingly, the parts for the relic Sub-Zero, cost less than $200 and resulted in a unit that STILL outperforms it’s more expensive, cheaper made competition found in most stores today.

Remember the Nutone systems, Central Vacuum systems, intercom systems? Nutone even made ventilation fans for bathrooms. I swear, I still see these in homes today, I chuckle every time a buyer says, “look at that old thing!”  Recently we remodeled a home with a Nutone intercom-radio system, we almost tor it out, but I said, wait,..let’s see what it would cost to repair it. Again, the cost of repairs was so low, I almost wanted to give the guy a tip to make myself not feel so guilty!  Parts for these relics, which are made in the USA, and are so inexpensive that it makes no sense to get rid of them, but to simply repair the ones that are there!

The point is,.. next time your tour a home for sale in Tallahassee, FL and you see a few “relics,” don’t be so quick to judge or to replace with a more modern, shiny replacement. Looks aren’t everything. As for me, Mr. Coffee will have a permanent place on my kitchen counter from now on. I couldn’t kill it if I tried, and Cuisinart, you could learn a thing or two from the old guys.


Here in Tallahassee, FL springs are colorful, summers are scorching. The fall is fantastic for outdoor anything… and the winter’s a a little nippy, but enjoyable most of the time.  So, when you are selling your home in Tallahassee, FL, paying attention to the outdoor details is just as important as preparing the interior for showings.

20110223_111This year, I’ve had the privilege of listing some fantastic homes, with backyards to die for. While not everyone can live on a golf course, or have lake frontage, there are still many ways to bring the outdoors and indoors into perfect harmony.

Whether professional landscaper or master-gardener or weekend warrior, there are a few ways to make your backyard one that a home buyer will see themselves enjoying.

Here are some backyard tips:

  • Shade  – Do you have a pot that a table and chairs can be arranged? can you add a few plants, a pergola, an arbor or a simple awning or umbrella table? Add a pretty flower pot on the table, a few glasses and a bottle of wine, and the buyers may never leave!
  • Grass or Lawn Covering – Typically, centipede grass grows well in Tallahassee in sunny lawns, and St. Augustine grass grows well in shade. No matter what, cover some bare spots, create a backyard people want to take their shoes off in, and can see the kids playing in their vision. Have pets? Make sure the pooper scooper is close during your listing period. Nothing is worse dodging than fresh poop when trying to show your home.
  • Shrubs, Plants, Flowerbeds – There’s all kinds of mulches available now. Just about any that are fresh, free of leaves, debris, limbs and weeds will make a buyer feel you have attended to the details of maintaining your home. Add a splash of seasonal color with a few native plants and you have created a visual success.
  • Water Features – Not everyone has lake frontage, or swimming pools, but if you do, make sure they are clean and inviting. Nothing is worse that a dark, stinking pool left unattended. Not many buyers can see beyond that when purchasing a home. Not many know how to maintain a pool, much less bring it back to sparkling once it is out of control. If you are on water, keep the edges of the water mowed, free of weeds and debris that causes people to think “snakes and gators.”  Koi ponds… a beautiful alternative to adding a water feature to a home, but there is maintenance involved. Algae and water plants must be controlled, pumps must be cleaned and koi must feel good about where they live.. it’s just good karma. If you can’t clean it, fill it in, consider a rock garden, it’s must less maintenance!IMG_1018

There are many reasons to keep a backyard clean and welcoming, but the one most important is that the backyard speaks to the pride of ownership that home-sellers have had for their home. So, with that, I’m off to the nursery, mine is needing a little attention too!
